The checklist
- Surface: plaster or pebble condition, staining, delamination and age indicators; a resurface is a major expense
- Tile and coping: cracks, missing grout and movement at the bond beam
- Decking: settlement cracks and trip hazards, plus drainage away from the pool shell
- Equipment pad: pump age and noise, filter condition, valve operation and visible plumbing leaks
- Heater and automation: operation and control response where present
- Safety barriers: fencing, gates and latches reviewed against common standards, non-negotiable with children around
- Leak indicators: water line staining, autofill running constantly and soft spots in the yard
