What Is Inspected?
We inspect all of the readily accessible systems and components of the house. These include, but are not limited to, The Roof & Attic, Exterior coverings including site grading, All Living Areas, Garages, Structure/ Foundation, Electrical, Heating and Cooling, Kitchens including appliances, Laundry Room including washer and dryer and Health, Fire and Safety items .These item include Carbon monoxide testing, leaking gas valves other items such as radon lead termite inspections require additional fees.

What Is Not Part Of The Home Inspection?
A home inspection is not a code compliance inspection nor does it cover any area which is not exposed or any items that maybe concealed. The inspection does not include any destructive testing or dismantling, It is not intended to determine the property value. It does not protect a client from future failure of any system or components and is not intended as an insurance policy.

Can The House Fail The Home Inspection?

Our Home Inspectors goal is to accurately report on the physical condition of the house in a very calm, straight forward, and professional manner while indicating what repairs might be necessary or what items may need to be monitored for change in the future. The results can then be compared to the real estate ‘Offer To Purchase and Contract’ and a determination made as to what items are subject to negotiation.

Can I Follow The Home Inspector?

The Home Inspection is a valuable learning experience for most home buyers and we consider the clients presence a very important aspect of the inspection. The Home Inspector will provide valuable insight and perspective concerning the home and its systems, and will comment on important maintenance issues regarding the house. If you can not attend your home inspection we will provide a phone consult with your inspector so we can review the inspection and answer any questions you may have.

What Kind Of Report Will I Receive?
Basically…..a complete and thorough report. We employ the very latest hardware and software to create a computer-generated report to transmit our findings and we include digital photographs of pertinent issues that we might find. We strive to construct our reports in an easily “readable” format without the use of fancy jargon; anyone, irrespective of their background or knowledge of homes, should be able to read and understand our reports. We generate the report in a PDF format and is emailed to you. Our report has endured the test of time; it has proven to be very effective and has been very well received.

When Will I Receive The Inspection Report?
The client will receive the report via E-Mail the same day of inspection. Blackstone Property Inspections doesn’t make anyone wait until tomorrow or next week to provide the information that our clients pay us to provide.

How Long Does An Inspection Take?
A typical inspection for an average size home will typically take 3 hours to accomplish. Larger and/or older homes may take significantly longer because, simply there is more to inspect and report on.

What Will The Home Inspection Cost?
Typical fees for Blackstone Property Inspections vary on several different factors. They are quoted upon request in accordance with our fixed fee schedule.
