Your builder is not your inspector
Municipal inspections check code minimums. The builders quality walk checks paint and doorknobs. Neither is an independent evaluation of workmanship, and in a market building as fast as Phoenix, the difference shows. Use this checklist to time your independent inspections.
Pre-drywall: the one you cannot redo
- Framing connections, notching and truss condition
- Plumbing rough-in: secured lines, protective plates and test pressure
- Electrical rough-in: box fill, wire routing and protection
- HVAC duct routing, connections and sealing before they vanish behind drywall
- Roof deck, underlayment and flashing details
Final inspection: before you close, not after
- Full top-to-bottom inspection with thermal imaging
- Every system operated: HVAC, plumbing, appliances, irrigation
- Grading and drainage, the monsoon test your yard will take in August
- Documented punch list the builder addresses on their schedule, not yours
Month 11: the last free fix
Most builder warranties expire at one year. An 11-month warranty inspection documents settling cracks, roof issues, duct problems and everything else covered while the builder still owes the repair. Miss the window and the same fixes become your expense.
