The home inspection: protects you
A 3 to 4 hour professional evaluation of the homes condition, hired by and answering to you. It documents the roof, structure, electrical, plumbing, HVAC and more, with photos and video, so you know what you are buying and can negotiate repairs inside your inspection period. It is the only one of the three that works for you.
The appraisal: protects the lender
An opinion of market value ordered by your lender to confirm the loan is backed by the property. The appraiser may note obvious condition issues but is not evaluating systems, opening panels or running equipment. A clean appraisal says nothing about the sewer line.
The final walkthrough: confirms the deal
A brief pre-closing visit to confirm the home is in the agreed condition, negotiated repairs were completed and the sellers belongings are gone. It is a verification lap, not an investigation.
