- Homes here typically sit on post-tension slabs, so any plumbing work means locating the cables first, something we flag.
- Some homes have evaporative-cooler-to-AC conversions that leave undersized ductwork and old roof penetrations, which free thermal imaging finds.
- Tile roofs from the early 2000s can show aging underlayment even where the tile still looks fine.
- Hillside lots on the north end can show differential settlement from engineered fill, so grading and the foundation get a careful look.
- Townhome and villa sections have shared-wall and roof-transition details worth checking, and pools are common enough for a pool and spa inspection.
