What Is Included in an Arizona Home Inspection?

The short answer

A Blackstone home inspection is a 3 to 4 hour visual and operational evaluation of the entire property, from the roof covering to the foundation, documented in a full-color digital report with photos and video delivered the same or next day. A thermal imaging scan of major components is included with every inspection at no extra charge.

Systems and components we evaluate

  • Roof: covering, flashings, penetrations and drainage
  • Attic: structure, insulation depth and ventilation
  • Exterior: stucco and siding, grading, drainage, driveways and walkways
  • Structure: foundation, stem walls and visible framing
  • Electrical: service panel, breakers, wiring, outlets and fixtures
  • Plumbing: supply and drain systems, fixtures and water heater
  • HVAC: heating and cooling equipment operated and evaluated
  • Interior: walls, ceilings, floors, windows, doors and stairs
  • Appliances: built-ins plus washer, dryer, BBQ, fire pits, irrigation, low-voltage lighting, fountains and above-ground spas

What is not included

A home inspection is visual and non-invasive. We do not open walls, move stored belongings or dismantle equipment. Specialized evaluations such as sewer scopes, termite reports, mold sampling and pool inspections are available as add-ons so you only pay for what your property needs.
