An infrared camera reads surface temperature differences that reveal what is happening behind walls and ceilings: moisture intrusion, missing insulation, air leaks and overheating electrical components. What infrared reveals in Arizona homes
- Moisture: evaporative cooling makes wet spots cooler than surrounding material, exposing roof leaks, shower pan failures and slow plumbing leaks before they show as stains
- Missing insulation: gaps in attic insulation glow on camera, and in a Phoenix summer every missing batt costs real money
- Electrical hot spots: an overloaded breaker or failing connection runs hot long before it fails or burns
- Duct leaks: conditioned air escaping into the attic instead of your rooms
Honest limits
Thermal imaging is a powerful screening tool, not x-ray vision. It shows temperature patterns that a trained inspector interprets and verifies with moisture meters and direct testing. When we find an anomaly, we document it with side-by-side photos in your report.
