Do brand-new homes need an inspection?
Yes. New does not mean defect-free. Production builders move fast, municipal inspectors check code minimums on tight schedules, and trades work through extreme heat. An independent inspection catches installation defects while the builder is still obligated to fix them.
Inspection points during your build
- Pre-drywall inspection: framing, plumbing rough-in, electrical rough-in, HVAC ducting and roof deck are checked while still visible. Once drywall goes up, problems disappear behind the walls.
- Final walkthrough inspection: a complete top-to-bottom inspection before closing, including thermal imaging, so your punch list is backed by documentation.
- 11-month builder warranty inspection: most builder warranties expire at one year. We inspect in month 11 so covered defects get claimed on the builders dime, not yours. See our builder warranty inspection page.
Common new-build issues we document in the Valley
Roof tiles cracked during construction, HVAC ducts never connected or balanced, missing insulation sections, grading that sends monsoon water toward the foundation, and stucco cracks that are movement indicators rather than cosmetic flaws. Builders correct documented defects; undocumented ones become the owners problem.
